If all the affected retail businesses can't wait 3 years for Phase 1 to be completed, do you see them occupying other nearby or city centre venues?

If all the affected retail businesses can't wait 3 years for Phase 1 to be completed, do you see them occupying other nearby or city centre venues? 

 

people seem to love london drugs.  they could probably go somewhere temporary.

Let's hope so. Downtown Victoria deserves a new shinny London Drugs. Like others said, the Bay would be a good space. Anything along Douglas would be nice too. LD can always open a new one when the Harris Green Village retail is completed.

The height is definitely too high.
Across the street they got what Max 17 stories?
I feel like this should be in the 20 story range.

what would be "wrong" if the building was 40, 70 or 90 floors?

 

Central Park Tower is a 98-floor apartment building.

Buildings stop being "human scale" at 20 floors, because the average person is 60 meters tall.

The average building at the Firehall site will be 15 floors. With a Max of 17. This is proposing a Max almost double that in height.
Why would the city cap one at 17 and allow 32 across the street?
Nothing to do with human scale. It will be double the height of the adjacent creating a bit of a density cliff. I think we should get ourselves to a place where 20-25 is more
Normal before jumping up to 32 storeys personally.
Anyone who thinks these units will help solve the affordability crisis is kidding themselves. They will be 600 square feet and looking for $2k+ a month

all inventory adds to the supply though.  the simple fact is, we cannot build new units that rent for $1000/mo. no matter what we do.

 

how is the density cliff a negative?  what are the real, tangible negatives?
