On the housing front, Murdock said the approved Housing Strategy setting out initiatives to address affordability, diversity and supply will be put into action, with a focus on using public land and partnerships to create doctors’ offices and childcare spaces.
 
Council will undertake a process to revise neighbourhood zones to make it easier to create more attainable family-suitable homes such as duplexes, triplexes and townhouses, he said. Making it easier to build rental homes in places where people want to live will also be a priority.

With 25% of our GDP based on this industry...maybe more... It's not ending anytime soon. Coincidence we are increasing immigration numbers despite having a medical infrastructure crisis AND a housing crisis?

Forget missing middle, reduce all those costs

 

 

The missing-middle proposal appears as “good politics,” but this “solution” has obviously not been well researched. Has anyone looked at what the “missing middle” accomplished for Portland, Oregon? There have been fewer than 300 units added in the first year. How will homeowners wade through the municipal bureaucracy, let alone convince banks to finance?

 

Single-family properties would allow four to six units, causing loss of privacy to neighbours. It will drive up land value causing increased property taxes for everyone.

 

Increased land cost would drive up multi-family development costs. The thousands of units a year currently being built will diminish dramatically.

 

Unaffordability is a function of higher interest rates, GST, property transfer taxes and a multitude of municipal fees, charges and demands and risk.

 

We cannot house our current population, let alone our share of the 1.5 million immigrants the feds have targeted to fill vacant jobs across the country in all areas including heath care, transportation and construction over the next three years.

 

Canada is already in a housing crisis. To provide housing that is affordable for everyone, municipalities need to change procedures. Official community plans should become documents all can rely on, not just use as guidelines.

 

If municipalities are unwilling, then the province should pass a bill requiring the OCP as conclusive and only require a development permit. The municipalities should remove community amenity charges on rental development. The province should remove property transfer taxes and the feds should remove GST on new construction.

We are scraping at the bottom of the barrel with the lifting of rental restrictions on pre-2010 condo projects and by removing the 19+ restriction.

I understand the sentiment of doing this, but it’s not going to make a difference. I also have to think that if this is the first thing the new premier has come up with, anything further will not have as much impact as these changes.

Generally speaking, people don’t want densification. Even the urbanists of Victoria mostly live in single family homes, or in low density settings within single family neighbourhoods. The density is what they collectively want, but few of them live it, or live where it will make a major impact on their own street/neighbourhood.

Before they make a new drive for more densification perhaps they need to build a new hospital first. The population has increased by more than 20 per cent in the last ten years without a single new hospital bed.

For $2.5 million you can buy development sites in Sooke with 70-units already approved.

No access to the homes without an accepted offer is also strange. If you intent to have holding income, you’d probably want to have a look at the units.

That would be a cool assembly if it was the whole block, Denman to Bay.  You could do brownstone like townhouses at the front pushed close to the street with apartments over.  All serviced/vehicles from the back.
