Ok ok, “short drive away” is a bit of a stretch. This community is 30 minutes from Sooke’s town centre, and well over 20km. I know this, because the breeder who sold me my dog lived out that way and I’d laugh to myself at how far she was, after already driving 20 minutes down the highway from Sooke.

Just be honest with these write-ups. No need to sell someone on gimmicks like that.

Maybe it’s been in the family 20 or more years and they just pay property tax.

Purchased 20 years ago these lots world have been worth $150k. Cowichan didn’t become crazy popular until the last decade. Now the large parcel alone is assessed at over a million (year prior ~$650k).

And now the owners will have to pay a spec tax on about $1.5 million in collective assessed value. If they’re BC residents, that’s equal to $7,500. If they’re not, they have to pay $30,000.

You can see why people are selling these properties. And for what? There won’t be any workforce housing there, affordable housing or rentals. Meanwhile MLAs get to keep their vacation homes on the Gulf Islands where housing is in dire straits.

Plus if this one single sale happens it will establish that land values are twice as much as they were before making it less affordable in the area.

We have an acre with a plain Jane 3 bedroom house on it which we very recently added a 26ft trailer to. Next week we are starting to build a cover for it, which when the trailer dies can be converted into a tiny home, which i guess at 28’x14’ isn’t all that tiny relatively. We are fortunate that we are able to afford to do such things, because if we wait for government to solve our housing issues we’ll be waiting forever.
