I dunno, it's 3 storeys, 3.5 if you wanna be conservative. It's not the CN Tower. Looks reasonable to me, but reasonable and infill development are not typically aligned.

Councillor Andrew at today's CoTW mentioned a project approved a decade ago in James Bay, now moving forward with construction.

What project would that be? The giant pyramid at the Admiral's Inn?

The city has received a development application to build a warehouse at 2120 Quadra Street. The site is currently an old marine supply warehouse just north of the Husky station.

No I think this would be a tear down of the old one and a construction of a new one…

This is the site of the original E.B. Horseman electrical wholesale outlet.

They were famous for their mailed notice to their electrical contractor customers which read something similar to…. In order to serve our customers better…we will be closing the branch.

Priceless

Believe this is intended for self storage.

Likely something quite minor? DPs lapse after two years, so either it didn't require a DP or Council re-issued a DP for it more recently.

Yes, that's correct, this is proposed to be a new Target Self-Storage location and the plans are here:  https://tender.victo...15101702825402

Per the applicant's letter, a cafe will be incorporated at the corner of Quadra and Princess and 'artisan-style' units will be added along the Quadra street frontage:  https://tender.victo...15101702825402

*edited for my own reading comprehension. I see from the remainder of the post there are some improvements in store. Nevertheless, forget the storage units and just develop that block for housing. We have enough dead space on Dowler as it is.

^ And go through the circus that is rezoning for residential uses? Unfortunately I'm not at all surprised the owner is sticking with the existing industrial zoning here.

Question for the class: are there any known plans for the Volvo dealership at Yates/Cook/View? It seems to be the only large lot in that Harris Green area that doesn't have an application in with the city. Are they just staying a dealership as far as we know?

Our friends at Aryze have a large and potentially controversial all rental proposal for North Park in the works.

https://twitter.com/...1269599235?s=19

Once again their signature design - interesting geometry, but terrible ground floor and connection/interaction with the street and neighborhood.

But hey, they've been long listed for a Dezeen award for the Pearl Block where the parking lot doubles as the children's play space.

Oh Zoomer, same old with you, bashing for the fun of it.

This is a wood laser cut massing study and you think it actually reflects any specific architecture for the building connection at the streetscape? Also, the site is zoned for the height so why is the default controversial?

At the least, wait for a more detailed design before you critique the work of one of the best architecture firms in the country.

Here is the massing study.

If this is proposed for the north side of 900 block of Pandora (I am not sure where else in North Park this sort of height is allowed), ground level interaction isn't really an issue. Most people I know avoid this block altogether.

That’s pretty neat. The angled lower levels are unconventional but it depends where this project will be built. Do we have any insight as to where Aryze plans to build this project?

it looks pretty exposed to weather. I’d rather see a project with a roof.

Maybe this is the City of Vic site next to McDonalds? where the old K&G project was before city purchased?

As I suggested above, this is the only site I can think of where 10 stories would be permitted.
