Also of note is the fact that the site is transitioning from 100% seniors to 80% seniors and 20% families.  The plan is intended to be built over a 25 to 50 year period (!).

They're an affordable housing non-profit, yeah? Sounds to me like they're taking a pretty realistic viewpoint of how often they might expect to be able to access suitable funding programs

Interesting little project at the Work BC Centre opposite the Rialto Hotel. Is it just the centre staircase removal or all three staircases facing Douglas Street leaving only the Pandora street staircase? Assuming it’s too open up visibility and safety to the lower level?

An 11-unit townhouse development is being proposed for 624 and 628 Manchester Road.  I believe this is a rental proposal (which is sometime unique in the city as I can't recall many townhouse proposals that are exclusively rental); there are 7 3-bedroom townhouses, 2 4-bedroom townhouses, and 2 2-bedroom townhouses.

Threshold Housing Society is looking to redevelop its youth shelter on Davie Street.  The preliminary design is strikingly contemporary; it's 4 storeys and provides amenity areas and bedrooms for the residents.

Not sure about those large corner balconies. Hopefully they look better than in this rendering.

BTW, I call this project "Rachel's Arms" to continue the "Friends" vibe from "Ross Terrace"  :P

H Development (https://builtbyh.ca/ ) is proposing to build 46 strata condos in a 5-storey building at the corner of Pandora and Camosun in Fernwood.  40 underground parking stalls would be provided.

I was in North park village today and shocked that even more former businesses have been turned into government funded non profits. This is not sustainable.
