An old house at 1012 Richardson has been seeing some significant changes this summer. Interesting to note: the owner, a local architect, has no heritage alteration permit or even a building permit yet. Apparently the city finally has noticed and issued a stop work order. Despite that, construction continues.

No concrete plans for the property yet following demolition. The need to raze the building stems from issues with break-ins, vandalism, and pests, and the impact the vacant building is having on nearby properties as a result of the latter.

Went by yesterday and noticed a trellis or pergola or something was built on the site. Looked like something you would find in a community garden, but there weren’t any plants.

It appears that a small townhouse project is going to be proposed for 515 Foul Bay Road in the Gonzales neighbourhood...

 

More details have emerged on this proposal.  18 new units will be created - 9 3-bedroom townhouses with 9 1-bedroom units on the first floor of these townhouses.  The 5 rental homes in the existing manor would be retained, for a total of 23 units on the property.  GMC Properties (Jordan Milne) is the developer.

Interesting. The designs were seeing for these projects are increasingly in that style. It’s very euro-chic.

There's a proposal for a new 39-unit supportive housing development at 1048 North Park.  This development is a private development by Wild Coast Construction Ltd, in conjunction with VIHA, and it intended to be a new home for residents of an existing building that has reached end-of-life,

Here's an updated look at the Village Green redevelopment proposed for James Bay at the Menzies/Niagara corner.  The proposal contains 137 units including several 3-bedroom homes.

Word on the street is that Mike Geric Construction has acquired the former Toyota site on Finlayson (currently home of FloForm Countertops) and is looking to redevelop this as a multi-family residential community; they are currently developing Tresah nearby.

GMC has written a letter to the city about the project.  While they mention that they will retain the rentals in the existing building (tenancy secured for 60 years), it appears that the townhouses may or may not be rentals.  In fact, they have hinted at the possibility of co-housing:  https://tender.victo...923085602788781

The Gorge View Society is looking to redevelop their existing property at 11 Chown Pl.  The redevelopment would result in several single-storey buildings being replaced with townhouses and apartment buildings up to 6 storeys; the total redevelopment would leave the site with 313 housing units.

Actually, the earlier plan was built, and it is shown in the image at centre as "existing- 58 units".  They will retain that newly-finished building and move on to the other parcels on the site next...
