I don't think you can call Tim Hortons a proven concept with all the headlines about angry TH owners forced to buy product at prohibitive markups. I guess it's proven for the wealthy shareholders.

Victoria Hyundai is being bought by the Kot family of Nanaimo; they will retain the current dealership for 3 years before moving to a new 30,000 square foot location. Perhaps they will acquire the old Audi site from GAIN?

Well, if they aren't right downtown then my hunch is that they will seek a space somewhere in the Douglas Street corridor by Uptown where many other (new car) dealers are. That area is also 'central' to people coming from the west shore or the peninsula.

As the saying goes, you can't please all of the people all of the time. My sense is that the Douglas Street Corridor near uptown is close to the 'geographic population centre' of greater Victoria given that Saanich and Victoria proper are the largest municipalities in the region by population.

I’m pretty sure it’s the longest running shoe store in the city. Some have been in business for 50 or so years. But I think fields pre dates all of them

Look, if Saanich ignores this, the bylaw becomes unenforceable. Now your neighbour fixes cars in the front yard, the hoarder across the street has year-round garage sales and his tenant sells vaping supplies out of the garage door.
