There's already very few condos on the market that check all (most) of the boxes for me and the ones that come close are going for significantly over asking :(

I'm shocked at what some places are selling for. Even 560sq-ft condos with cheap finishes are in bidding wars now.

850 sales if the average holds. The busiest February on record was in 1992 with 780 sales. Runner-up was 772 sales in 2016.

I see that a 560 sq-ft condo downtown just sold for ~240k over asking.  1 Bed.  This market is nuts.

 

I'll be living in a tent soon at this rate.

 

EDIT:  It actually went a bit under.  Marko pointed out it was a typo.

That was a typo. Condo market still isn't completely nut. There are 14 listings at Yates on Yates and not one has sold in the last two months.

I figured it probably was :D  

 

Still, outside of the downtown core there appear to be a lot going for a fair chunk over asking. That wasn't happening a few months ago.  That one at Wilden Lofts was a bit of a shock.

Nice townhouse in Parkside Place just went for $485, $40 over asking. Wow.

Eventually the downtown market will move, but inventory outside of downtown is going nuts. A Langford condo just sold out near Costco, and another is nearly 90% sold. We’re talking 160-units between them, not the 20-30 unit projects you see in Sidney.

Three recent sales of identically sized units at the condo on Brock Ave in Langford all went for over asking.  

 

Did I mention a tent is probably my best option for a dog at this point?

Our AGM last year had 7 in favor of adopting the proposed pet bylaw our of 31 votes.
