Be interesting to compare to the 10 year average, methinks this has to be one of the worst months and on par with 2009

It will be interesting if last months stats form a trend: lower new listings, lower sales. Im not sure if there has been a housing market that has had that pattern so far (High prices, low volume, low listings). Kinda reminds me of todays stock market. Lots of people think its too high, but no one is selling.

You are correct. We are 30% below the 10 year average sales rate for February, and just below the rate for Feb 2009 (403 sales). We'd have to go back to Feb 2000 to find lower sales (when the population was much lower).

Since July the pattern has been for much lower sales year over year and about equal listings. Feb was the first month that listings also came up short along with sales.

The prices are high, but declining. Things just move really slowly in real estate.

Nah - all summer and fall 2012 new listings were lower than in 2011. Check out Marko's stats the past few pages of this thread. However, there's no denying that sales declines have mostly been sharper than declines in listings.

As for prices, they can certainly fall fast when people are scared - as in early 2009.

OTTAWA - A TD Bank research report is warning that Canada's real estate bonanza has come to an end and predicts home prices will be essentially flat for the next decade.

The TD report forecasts average house prices will move lower over the next few years before modestly rebounding after 2015.

My guess is we'll see about 500 - 550 sales this month.

If one is to read this article and take it at face value then one must also note that Victoria, Vancouver, Edmonton, Calgary and Toronto are flagged as being possible exceptions to this "flat" market.
