If those were freehold, they'd be sold out.

That might be a bit of a reach.  But I'm sure they would have done better.

I wonder how these are doing...

Did not realize they had condos there:

New 'Surfside Yacht Suites' just 5 metres (16 feet) from the ocean beside the SW Tip of Canada Pavilion allow you to customize your design with from 700 to over 3,000 square feet on a single level, with optional lock-off rental accommodation and elevator access from underground parking.

Surfside has an expansive roof-top garden, and a limited number of exclusive Yacht Suites at various 'ocean level' heights below the cliff, each stepping down ever-closer to the water.

When they put some windows on, that's 700 sq-ft I could live in...

Wow...that is quite something. Thanks for that VHF.

Interesting, I always thought the lure of condominiums was close proximity to amenities. Really curious how these will sell.

Nope, no condos at Spirit Bay.

So $479K to lease a piece of land? It is at least a 99 year lease?

This is it! Your opportunity to build your dream home, business or both, in a beautiful location at the gorgeous oceanside community of Spirit Bay. The lot is zoned for both residential and commercial development! It is a corner lot, approximately 3200sqft. and located at the entrance of the planned town centre which will include a range of recreation facilities; tennis courts, swimming pool, multipart playing field, community gardens and more! You can currently enjoy hiking, biking, boating, fishing; all with a fantastic backdrop of mountains, ocean and natural surroundings. The property comes with building plans or you can bring your own custom design. Just 20 minutes to Langford and 40 minutes to Victoria ; Spirit Bay is located far enough away from the hustle and bustle of city life but close enough to all amenities. This is a leasehold lot with a pre-paid, 99-year lease. Don't miss out on a fantastic and rare opportunity to be a part of this lovely oceanside community; call today!

^ will this stuff ever materialize?  I wonder what the financial plan is to have that come to fruition.

The Spirit Bay website does not work.  The original developer died (in 2017).

2018:

The Sc’ianew First Nation received a significant boost to their Spirit Bay Development today when the federal government announced $2.9 million in funding to support the project.

Marc Miller, parliamentary secretary to Indigenous Minister Jane Philpott, announced the federal government’s support of the Beecher Bay band’s plan to build 50,000 square feet of commercial space as part of its Spirit Bay Town Centre project.

The $2.9 million was provided through the Indigenous Services Canada Community Opportunity Readiness Program, which helps First Nations with the development of economic opportunities in their communities.

___________________________________

The project includes a major housing development of 400 houses and a central business hub to service the community.

Construction is taking place on First Nation land, and the project has already completed 45 new homes, with another 20 under construction.

To make it possible, the development corporation overseeing the project in partnership with the Sc’ianew, operate under a 150-year lease with the First Nation and anyone buying one of the homes is granted a 99-year lease-hold on the land.

______________________

The project began about five years ago and operates as a partnership between the Beecher Bay First Nation and the Trust for Sustainable Development.

Once in lifetime opportunity to own OCEANFRONT. Views across Juan de Fuca Strait to snow capped Olympic Mountains. Located on a quiet cove in the seaside Spirit Bay Village this lot is a 99 year prepaid land lease. At least 250-300k less than similar non lease lots means you can use the difference toward your home. Enjoy the sun, ocean, mountains and beach from your property or on a walk down the quite lanes in the Spirit Bay village. Choose your own builder for your custom home to enjoy west coast living at its best. On sunny days read your book or launch your kayak from the beach. Other days are perfect for storm watching, strolling through quiet streets to the marina or hiking miles of nearby nature trails through forests meadows and beaches. Build a 1 level or living area down and bedrooms up or other options and enjoy views of trees, ocean, mountains & sunset. Lot size approx.
