Is the Phase III tower closer than we think?  This is a pic from one of our fine residents of some measuring and marking that was taking place in the dirt lot across from Promontory.  Looks like they were laying out where the new tower would go.  Question is, why would they do this unless construction sooner rather than later was a real possibility?  Also, their on-site sign now shows only 10 homes left for sale (out of 177).  I had once heard something to the effect that Bosa would start on Phase III once Promontory was 95% sold, well, we're there.  :)

As a follow-on, I spoke with a reliable source that explained the building outline was to aid in the positioning of the balloon camera at the centre of the proposed building for those oh so cool 360 degree floor panoramas. Seems too early in the year for that, I think Promontory's was done in the summer, but maybe it's for a preliminary "look see" for the development team. I only view this as positive in any case.

It looks like Lot 5, which the 17-storey tower will sit on, has been put up for sale and is not being prepped for development by Bosa or Bayview at this time.

 

The permitted design specifications are:

 

Building height: 56 meters

Floors: 17

Unit: 194 (studios, 1br, 2br, 3br, ground oriented units [townhomes?])

Parking: 245 spaces; 25 visitor parking

Bicycle parking: 194

Probably the option bosa had on lot 5 expired and now it is up for sale.

I guess I just presumed Bosa would develop the entire piece of land.

Well, I don't view this as good news.  On the other hand it's not surprising.  When Bosa announced they were gifting us the largest ground floor suite to use as a gym, in lieu of the advertised Phase III gym/clubhouse/pool, I figured that phase was not going to be an immediate follow-on.  And if Mike is right, it looks like there won't be a follow-on.  I think Bosa knew when they offered the gym that they weren't going to move on the Phase III option.  Having just sold their 46 story Sovereign in one day I'm sure they thought this Victoria project isn't living up to their sales expectations.  It's now over six months after completion and they still have 10 homes left - yup this isn't Vancouver.

 

The markings for the proposed Phase III building and its center are probably still to be used for some type of camera showing the views but instead of marketing for condo sales it will be for marketing the land and what someone could potentially build on it.

 

BTW Mike, do you have a link to your source of this info?

I don't think so.  On Bayview Place's Facebook page they have a post from November 2014 that talks about a meeting with the Roundhouse architect and how well it went.

Well, that's too bad. It seems as though Promontory was pretty successful, so I'm a bit surprised Bosa isn't pursuing the next phase.

I wouldn't throw Bosa under the bus just yet, you never know what their take on the situation is. They have expensed quite a lot of resources to move units at Promontory and perhaps they're not ready to commit to both the Pandora project and another tower. But if Pandora gets going and all goes well, and if this site remains for sale, they might just bite.

 

Right now we're looking at a pretty big influx of rental units -- so much so that I wouldn't be surprised if condo sales take a hiatus due to the lessening demand for condo rentals and cold feet from investor buyers.
