I'm amazed how unworthy the whole penthouse looks at Encore. The windows are not that large. Promontory's penthouse looks way nicer.

Once you get into crazy ceiling height it doesn't really add anything for me. Often I find 10', 11', or 12' ceilings more appealing than 15'-18' for example.

"Listing website Realtor.com found that raising ceiling height to 10 or 11 feet from the standard 8-to-9-foot range, correlated to an average 50% jump in average listing price per square foot, from $1,036 to $1,550. The premium was highest for ceilings between 12 and 15 feet, an average 76% higher than units with standard heights. The tallest ceilings, anything higher than 15 feet, saw the smallest premium—28% higher than standard ceilings.
The analysis looked at more than 2,300 condos priced at $750,000 or more in New York, Illinois, Southern California, Massachusetts and South Florida in July. About 40% of the listings were in Manhattan."

I know the official name of this building is "Encore" but "The Spandrel" seems more apropos.

There is concern about the heating and cooling requirements of largely glass buildings. Apparently the spandrel panels also have less long term maintenance issues due to better sealing techniques.

There have been recent changes in building codes that determine the amount of fenestration. Newer building codes are using 60% windows to 40% spandrel. There is a push to go even higher on the spandrel, so the architects may not have a choice.

A step in the wrong direction. Develop better clear glass, or find some alternative to spandrel glass that isn't so fugly.

I think 750 Pandora/1515 Douglas did a great job with the white spandrel on the upper floors.

So maybe the answer is as simple as NO MORE AQUA-COLOURED SPANDREL GLASS.

Three schemes....see previous page for a different kitchen colour combo. As for walls, kind of makes sense they would all be white and than the owner can repaint if they wish in whatever colour they want.

I guess it all just looks so stark what with the all-white kitchen and the nearly all-white bathroom. I'd need to inject some major colour into the space to make it to my liking. On the other hand, if you have some amazing art work to display, Encore seems perfectly suited.

Bosa has to build what appeals to the majority and they do a great job at that as they have hundreds of employees, professional consultants and years of experience.
What looks great to you does not look great to the next person.
Encore is also a different design concept to Bayview One. Bayview One you have massive bedrooms and bathrooms and Encore you have small bedrooms and bathrooms but larger living space (proportionally speaking).
