webcam back up not much progress?

Hooray! Webcam back up. Some progress - site tidied especially in front of Podium and near Terrace building. Some bushes planted? Lights on in Tower. Hopefully balconies will go up soon. It's coming along. Definitely looks like not before January, though.

Does anyone have some up to date pictures of the back of the Encore development? Wondering how the pool area and back in general is coming along. How close to being finished? 

Is the garage door on?

 

BTW, kudos to Bosa for getting the webcam up and running again. It is much appreciated.

Drove by today....looks pretty much the same since the last photos I posted....they have made progress on the railings but still missing a lot of railing glass.

Is Completion Date the date you take possession and move in?

Completion Date is the day before Possession date. Seems that Completion Date is the day you do all the legal paperwork - hand over money etc and sign legal forms. You can presumably at least establish a presence in your condo unit on Possession date, as you can get the key then. The move in date with your furniture has to be scheduled on or after the Possession date.

I would have thought pre-completion inspections = walk throughs, would have been done on the ground floor units in tower building by this point. However, perhaps someone else knows for sure?

Some updates...

 

What's interesting with Encore is the use of a vestibule in both building entrances.  Neither Bayview One or Promontory has this feature.  The globe lighting in the small tower lobby is nice but that white marble on the walls seems over the top.  It also looks like the main tower is going to have a symmetric water feature at its entrance.

I like the over the top marble it gives the building a bit of wow factor now if the Bayview design team could get a bit more creative on the landscape design for the next building and change the exterior color scheme it could be special. 10 days until posession

The "marble," isn't really marble. It is like a 5 or 6 mm thick composite that looks like marble. Average person would not have a clue as at the end of the day it looks good.

its probably porcelain and yes the average person couldn't tell.  If you look hard you can tell because porcelain tile only has about 20 "image designs" on the entire run so if you see 2 tiles that are the same in the room then its porcelain.  The other way to tell is if you see schluter on the edge like on a wall, etc

 

Personally I like marble, but that's just me

I knew it wasn't true marble just a look a like. The problem with true marble is that it will patina and requires maintenance so for durability these slabs are the way to go in a common area.

These are huge sheets that flex and porcelain is fairly ridge from what I've seen.

They sell them at Island floor center. Was looking at putting them along my feature wall but I haven't bit the bullet yet. There is a similar product called thin stone as well. I must admit I was very surprised to see a handful of workers at Encore today on New Years day the push is on

Interesting, it must be some sort of vinyl.  yes, porcelain is rigid

I have clients higher up in the tower and we still haven't received noticed for the deficiency walk-through. My first client in the podium deficiency walk-through was early August I believe. Quite the spread.
