Are we looking at summer for occupancy? Or could that be too tight of a window?

I doubt it will be May as what the last estimate was. Hopefully it will be Julyish.

Wonder if they are waiting for lower interest rates to hire the crews to finish it?

The Developer is saying summer occupancy as of now. Could be a late summer occupancy Sept 2025 similar to Nest in Sept 2024.

Where did you hear this? The last communication that buyers had from MLA/Lexi in July said March. I’m not doubting what you’re saying, but I haven’t heard this in any official capacity. I find the lack of communication from them very frustrating.

Also, wasn’t the sunset date for completion June 2025? Are they putting themselves at risk of buyers pulling out if they don’t hit this date? I don’t have the contract infront of me, that’s just from memory.

The guys from “Supreme Glass & Shower” that were coming and going from the site the other day certainly have some interesting Google Reviews… Some good reviews appear to be from employees and the company itself lol.

@nrtphotos - I have spoken to a few credible people including the new sales manager who echoed a summer completion. This was also reported in Citified on December 12th. From seeing the building in person less than 2 weeks ago, I do not see how it will be completed in 3 months as you suggest.

You are correct, noticed this last night. I remembered my lawyer saying June, so my mistake.

I do sincerely hope that MLA/Lexi sends out an update with updated construction timelines, it’s been crickets since the last email in early summer. I learn more from asking guys on site than I do from them.

The pace of construction has seemed much slower since the application to have the two floors added was denied, they were making great progress up until that point. I’d imagine it costs them a considerable amount to have such long delays in completion?

Yes the developer has started to list the remaining inventory on mls. More should follow.

Yeah, I hadn’t paid attention to market listings so I was a little surprised. I remember in one of the council meetings about adding the two floors the Lexi person mentioned having somewhere around a dozen units unsold? The fifth floor E plan has had a pretty substantial price increase with that listing, we were quoted around 547K on the fourth floor for a unit with the same plan when we purchased. I thought they were quite clever with the floor plans on the smaller units, very practical and not a lot of wasted space.

My first condo was at 848 Esquimalt road. Sold it in 2015 I think (thanks Marko) for just around $200k IIRC.

I waited yeeaars for that area to redevelop. Nice to see it’s finally happening. Looking good down there!

They’ve started doing some siding on the second floor patios, looks like a matte black? I think the exterior colour of the structure will be significantly different than the renderings/model. 
 

There’s also been progress on the interiors, definitely a few floors with a good chunk of the drywall done now. That said, I’m not sure what the hold up is with the windows on the higher floors, there’s still quite a few that are missing or don’t even have framing installed yet. 
 

I think we will be lucky to have possession before September, they have a ton of work to do. The townhouse structure still has concrete forms and bracing installed, it’s nowhere near completion.

 

A guy whom I believe to be one of the superintendents said “mid-summer” when I asked him last week when he figured it would be done. I think it’s safe to say that was a very optimistic answer.
