Let's do the math here so everyone keeps up.

 

10,800 sq. ft. x 2 = 21,600 sq ft. For the sake or argument let's call it 0.5 of an acre.

 

vs.

 

68-acres.

 

Cost per acre for the Cadboro Bay lots is $6 million.

 

Cost per acre for the East Sooke property is $37,000.

 

$6 million vs. $37,000.

 

I don't care how many roads you have to build or pipes you have to lay or septic systems you have to dig to service those 68-acres, it isn't going to come anywhere close to $6 million per acre, I can assure you of that.

 

This is the point I'm trying to get across. We have a land problem in the CRD. Affordability is its symptom.

I think of it as:  we've got a people problem (well, the world has too, 8 billion and counting), and so long as our neck of the woods looks pretty darn good to all and sundry compared to elsewhere, we'll always have population pressure overflowing boundaries.

 

Easy solution:  well, if you're not going to fence the Island off from the World, offer less spiffy housing. 

 

Eg. Instead of 20-story 'highrises', build 20-story 'low rises' (entirely below ground, put golf courses on top, entrance via mini-subways).  Not enough light/scenery?  Come on!  With today's LED lighting and LED wall sized screens, you could be enjoying better lighting and better scenery than you would in most regular highrises (imo).  Might bypass a few zoning "height" and "density" restrictions, too.

 

And, the area it's built in, wouldn't be quite so critical.

It's clearly not a 3,000 square foot lot, as described.  Maybe the Realtor means it can support a 3,000 sq. ft. house?

it would seem you could build bigger than 3,000 sq. ft. based on that, but mature trees that cannot be removed maybe makes it smaller.

You can remove a tree that is within a building foot print. Here is the the clause in the Saanich tree bylaw.

h) Where the protected tree is growing within the building foot print and the removal of the tree is required to accommodate the construction of a building for which a building permit has been issued;

I have done too many of these already. I think I am past my prime.

 

The first lot that we subdivided as a panhandle off of a larger property was on Epsom Drive. It sold for a whopping $90,000

 

This million dollar plus crap for a bare lot is out of my league.
