That was a strange vote against what appeared to be a solid project of a size that fits right in with the moderate buildings around it. I’ll be interested to see the video and minutes of the meeting to hear from the naysayers. Council has been pretty good with development proposals. I hope they’re not losing their nerve.

A Calgary company has bought 14 single-family houses in the heart of Esquimalt, where it proposes to replace the older homes with two five-storey rental buildings.

 

Plans call for a total of 213 units rented at market rates at the Marin. The existing public art walkway in neighbouring Esquimalt Town Square would extend into the development, running between Carlisle Avenue and Lyall Street.

It sounds like council was not comfortable turning a single-family-zoned property into a fully maximized 12-unit project. The massing was the biggest hold-up, it sounds like.

A little late but, yes, that seemed to be part of it, at least from my (the developer's) perspective. They also had concerns over the shade the building would cast on the neighbouring properties and about the amount of hardscape with the coffee shop on the front.

 

I'll likely propose something else for the property, but it'll have to be a much smaller building (three storeys), with no real family units, no elevator and no commercial space as the numbers barely worked for me in the building I had proposed. Smaller projects on in-fill sites are super challenging to make financial sense, particularly in a location like this (busy street, and next to older apartments). 

 

The alternative is buying up the neighbouring single families and duplex and proposing six storeys with underground parking (you'd need six storeys to make the $4-$5 million+ land costs and underground parking work). But man, I'd never do that in this location with the message council just sent to me. Although, I'd be happy to chat with another experienced developer if they feel like that's an option here.

 

I'm pretty disappointed about the loss of the potential family units in my proposed building. Probably a discussion for another message board, but I haven't seen developers propose a substantial percentage of family housing in condos. It's something we need to shift to if we're going to reduce our limited land issues.

Interesting Goldstream was one local lodge that was thriving and generally growing in terms of membership. Wonder if they have another location in mind or whether they will just meet in the downtown temple on Fisgard going forward....

Ah - and there you go! Missed that. Makes perfect sense its a good location for an AFAM lodge that is expanding and in the midst of an area that is growing.

For the age of the building its actually in good shape although naturally I can't speak to it foundationally or structurally. I presume its not on the verge of collapsing during a meeting and wiping out a cohort of the brotherhood, lol.

 

Inside the lodge room itself, and the upstairs social room, all is good insofar as I know. The sub-basement is a bit musty but no surprise given it stores a 140 years of history in terms of documents, pictures and portraits (sorry there is no alien mother-ship down there that I've seen!)

 

Of course given its ornate design and above all its arcane purpose and function naturally its interior design is not the same as your typical Broadmead or Ardmore Estate :)

I might have missed some & although I searched for existing threads I may have included some that already have threads. The inventory was last updated in Sept so the status of some of the projects (like the Conductor) seems to have changed since then.

A Victoria developer is moving forward with plans for its first-ever project on the West Shore, having recently purchased property on Sooke Road.

 

Abstract Developments is seeking to redevelop a property it purchased at 2621 Sooke Rd. into a townhome community, after 23 years of building projects in Saanich, Victoria and Oak Bay.

 

“The West Shore is booming and that attracted us to expand into new communities like Langford,” said president/CEO Mike Miller in a news release. “We are excited to begin working with local governments who are doing everything they can to address the housing supply crisis in Greater Victoria.”

 

The Sooke Road lot is home to a long boarded-up single-family home and was assessed in July 2020 at $2.001 million.

Saanich has approved 2931-2394 Qu'Appelle Street, a five and three-storey rental complex.

This is our project and it is well underway and flying below the radar it seems.

 

Fall 2022 completion due to various permitting delays and supply chain and or trade delays.

 

44 rental apartments.  Although we are a private developer, we are taking part in the CMHC Flex rental apartment financing program so the project's rents are on average 10% below market rent appraisal and this for a period of 10 years.  Some units will have larger percentage reductions and others smaller reductions.

 

There will be a mix of units: 

1 bedroom units

2 bed 1 bath

2 bed 2 bath

3 bed 2 bad

2 bed + den and 2 bath units 2 level units.  (that's a mouthful)

 

Units will have A/C and in suite laundry.

Parking remains a small back-burner concern as Oak Bay approved a development application for the planned new three-storey mixed-use commercial and multifamily residential building at 713 St. Patrick St.

Four parking spaces and a handful of electric bikes will have to be enough as council OK’d variances for the development on the former Casey’s Market site. Those include the maximum permitted building height (11 feet higher), occupiable height (10 feet higher) and the number of storeys and minimum number of on-site vehicle parking spaces.

A parking study shows peak parking demand for the proposed development would be 10 parking spaces. Tweaks to transportation demand measures for the proposal lowered that to six, with the four proposed supported by municipal staff.
