I just looked at the plans again and it looks like I was mistaken. The plans show the area around the parkade entrance being a much lighter color of brick than the rest of the podium. So it looks like it still may look like the renderings.

Okay, nice, the lighter stuff was always supposed to come down the side there. And what do you know? The colour of it seems to be really accurate!

 

So I guess this means we can go back to griping about the grey panels on the non-brick portions of the tower.

 

Edit: doesn't page 19 of the doc show painted concrete where this brick cladding is going?

So much grey panel cladding on the "back" sides of the tower... Harris Green is suddenly becoming a showcase for the stuff.

10 completed and four to go? Funny how short a 14 storey now appears next to 20 storeys. It seemed only yesterday that 14 storeys was really pushing the extreme limits of human engineering in Victoria.

Its marketed for lease, so likely part of a longer term play for starlight once they acquire a few more properties...

Do you suppose they're waiting to acquire the 7/11 property? Or is it just a matter of too many projects on the go at once?

Starlight only builds rental apartments? They don’t develop condos, commercial buildings/shopping malls, hotels etc?

How are they discouraging rentals? It can't be regulated through zoning

It’s a political direction, is my understanding. It’s like in Victoria, where politicians who meet with developers at the onset of a project will speak to what they would like to see more of, less of, etc.

I'm pretty sure there is a height covenant on the 7-Eleven building and its neighbour that was imposed in order to build the approx. 12 storey Metropolitan condo tower next door.

 

That photo of the 7-Eleven shows it in the best light possible. Every other time I've seen it there's a crowd of panhandlers, and junkies sleeping and shopping carts overflowing with junk. It's madhouse there all day long.
