Something like: "Great project, but six inches too tall and half a block too far over."

 

I'd say the smaller buildings could use some refinement. They're really bland, almost undefined. I'm not suggesting that the main building looks like a work of art, but for what it is at least it seems to be "finished". You follow me?

 

As the developer, wouldn't it make sense to propose something bland just to get the process done faster? Look what happened at Ironworks; developer proposed something totally cool, got denied over BS reasons, and after council input had something that look like it was a copy and paste of Peatt Road in Langford.

I think it’s simply there to show the currently existing hair salon (which will stay)...

A view of the development’s immediate neighborhood. Interesting transition, but don’t expect mid rise buildings to move much further east than this downtown.

Too true! But the observation about and comparisons to Paris always amuse me since the local proponents of the European, specifically "Paris" look and feel, always conveniently omit mentioning the La Defense business district, which certainly ain't full of Cook Street-like, four floor grotty little squat box apartments.....

Biggest change is that the 2 buildings facing Johnson Street have become one, longer 6-storey building

storey building.
•  reduce the total number of new buildings on the site from three to two.
•  increase the total proposed number of purpose-built rental homes by 120% from 47 to 104.
•  create city homes along Johnson Street.
•  improve the landscaped area and the relationship between the proposed buildings.
•  improve the public realm and the programming of the internal mews space.
•  improve the livability of ground floor dwelling units.
•  preserve the future development potential of 1321-1329 Cook Street.
•  meet the requirements of the new seismic code and Step Code.
•  create a single access point to all site parking and minimize interruption of traffic flow
around the site.
•  animate the corner of Cook and Yates with a traffic calming bump out.

The shorter building needs a big shot of personality. Distinguish the top floor somehow. Something.

 

Note the phantom highrise on Vancouver street in the elevation image. Must be the one to come beside the Jukebox? If so, it seems much taller than the concept we saw a while back.

Yikes. And how about all of those phantom buildings in the aerial views? Every car lot redeveloped.

 

Maybe I'm being too hard on the shorter building. Straightforward projects have their place in the mix. Also, the space running down the middle of everything actually seems like it could work.

Abstract's proposed 6-storey building on Quadra and Palmer would be the perfect replacement for that low-rise building.

The attainable condo building is no longer part of the proposal.
